Getting around is easy- Our unit has a great, central location between some of the City's hottest neighborhoods. With a Walk Score of 95 it means your stay is very walkable to many local attractions including tourist sites, great bars and restaurants, the Delaware Riverfront area, and shopping! If you choose to explore by car, you can easily get to main highway onramps as well as other attractions in the City. Uber and Lyft are also easily available, or if you'd like to roll around by bike, feel free to rent Indego Bikes from various docking stations located throughout the City. IMPORTANT!!! -- We apologize, but due to recent events in the area involving parties, and with having the utmost respect for our neighbors and community, we are no longer able to accept bookings from local guests (those who live within 45 minutes of Philadelphia, have a Philadelphia based ID, or a Philadelphia Area zip code). We reserve the right to cancel any reservation made by any local guest. It is highly recommended that guest purchase trip cancellation/interruption insurance in case of emergency/bad weather, Covid-19 bans/restrictions, etc. as NO REFUNDS/EXCEPTIONS outside of our stated cancellation policy will be given unless there is a mandatory evacuation in our area. Please check what your credit card covers. For this reason, we use a thorough cleaning process after each check-out. HOUSE RULES 1) Primary guest's minimum age should be 25 years old, or older. 2) No smoking inside the house of any kind. -$500 fine if detected. 3)WE REGRET TO INFORM YOU THAT WITH THE UTMOST RESPECT FOR OUR NEIGHBORS, WE ARE UNABLE TO ACCEPT BOOKINGS FROM LOCAL GUESTS (THOSE WHO LIVE WITHIN 45 MINUTES OF PHILADELPHIA OR HAVE A LOCAL AREA CODE, DUE TO ISSUES WITH PARTIES. WE RESERVE THE RIGHT TO IMMEDIATELY CANCEL ANY RESERVATIONS BY LOCAL GUESTS. 4)No more than the number of guests booked ON PREMISE at any time: $250 fine per person if detected. 5)Please remove shoes 6)Quiet hours from 9pm to 8am(50 decibels). i) We use smart home technology to improve your experience. Minut is a smart home device that measures volume levels throughout the property, and allows us to respond to noise nuisances without disrupting your stay. Minut is privacy compliant and is required on this property If our exterior ring cameras and/or noise monitors alert us that more than the stated number of guests are on premises or a noise disturbance has occurred, we reserve the right to cancel any existing reservation immediately, and with additional fines. Additionally: Tampering with Security Devices - Any attempt to block, disable, or interfere with our exterior cameras or noise monitoring devices will result in the immediate cancellation of the booking. These measures are in place to ensure the safety and security of all guests and the property. 7)You must have valid govt ID, phone number and address on file. 8)We are not responsible for the loss of personal belongings or valuables during your stay. The house was located on a quiet block in a fun neighborhood, we really enjoyed walking to dinner every night and to the local cafe in the morning. We also found street parking easy to navigate. The house itself had some pros and cons - my family loved the giant television in the upstairs den and the beds were comfy too. The home needs some general upkeep and maintenance - the overall condition of the house was more worn than we had expected (light switches coming out of walls, heating vents protruding from drywall, broken blinds, dirty stair risers). Also - if you are sensitive to smells at all, be aware that the cleaners use industrial type products and the whole house smells intensely of chemical cleaning products.

Gabriel was very attentive from the beginning of the booking process. The neighborhood is great, and the location is very walkable to many restaurants and bars. Considering the size of the home and the date we booked for it was a great value for the cost. Gabriel‘s place was tastefully decorated and clean. Highly recommend.

Was a perfect spot for our family (3 year old and 9 month year old) to stay for a few nights in Philly to visit friends. They had all the baby essentials that we needed so we didn't have to pack our own. The location was solid and the home itself met our expectations. The customer service and responsiveness of Gabriel and his team exceeded our expectations and was one of the best I have experienced with an AirBnb. We would stay again!

Had a weekend stay here for my wife's birthday and the place was everything we could ask for. Beautiful everywhere, especially the bathrooms like others mentioned. Easy walking to many local spots as well as public transportation.
